This may be your very first home, a move-up or an investment. Whichever it may be, this is a very exciting yet stressful time. Exciting because you are working toward achieving a dream and stressful because there a lot of decisions to be made.
My job is to put everything in perspective and help you achieve your goal with the least amount of stress possible. I will be with you throughout the whole process; from the first meeting to the day of closing.
I work directly with a number of lending institutions who because of our long and successful association provide us with excellent mortgage packages for our clients with very short turn around time. The following are the steps envolved in the home buying process:
STEP 1 Your interview with a Realtor: This step includes sharing with the Realtor your needs and wants regarding a home, as well as your financial status to determine price range. We will then talk about our relationship and how I work. Then, we will talk about the properties currently available that meet your criteria.
STEP 2 Your interview with a Lender: In today's market you must be pre-approved. This includes reviewing your financial situation, loan products available and determining which product best suits your needs.
STEP 3 Appointments to view properties: Once we've established the price range and the type of home you want, appointments will be made for you to visit properties.
STEP 4 Decision Making: You have found the home that best suits your needs and are ready to make an offer. You will be provided with information regarding recent sales in the area and update of current market activity.
STEP 5 Acceptance: You have written an offer! The seller has 3 options: (a) accept your offer; (b) reject your offer;
(c) make a counter offer.
The first 2 are clear cut, but the 3rd puts the decision back to you. You now have the choice of revising your offer or walking away. Once you and the seller have agreed on the price and terms of the contract, you enter into a binding contract. It's pretty safe to start packing at this point.
STEP 6 Walk-through Twenty-four to forty eight hours prior to closing, we will schedule an appointment for you to view the property to ensure that everything is the way it was when you saw it with the inspector.
STEP 7 Closing: Usually,your lawer will contact you 1 - 2 days prior to closing. Your attorney will supply you with a list of items necessary for closing along with a document showing how much money you need to bring to closing.
